What is a Hard Money Loan?

A hard money loan is a loan made by a non bank institution (often wealthy individuals or investor groups) to someone who has demonstrated a failure to manage their finances correctly resulting in an ultra low credit score (a middle credit score (a.k.a. FICO) of less than 500). Some lenders now even consider borrowers with credit scores less than 400! Here are the pros and cons: PROS: 1. A borrower with ultra low credit scores can purchase a home. This can be a good thing or a bad thing. If they are ready to make a change and pay the mortgage on time, this COULD help reestablish the credit (more in cons). If they do not make timely payments, they will lose the house AND the LARGE down payment required. 2. Tax savings for home ownership. Your interest should be tax deductible, even from a hard money lender, provided it meets all other IRS criteria. Can be used to pay off a Chapter 13 bankruptcy or other major debt if you are a home owner. This should be a last resort and analyzed carefully as it may make things worse. Always discuss mortgage and finance matters with a qualified professional. 4. Can be obtained to avoid foreclosure. As with #3, this needs to be analyzed with the help of an expert. CONS: 1. LARGE Down payment. Hard Money lenders normally do not lend more than 70% of THEIR assessed value of a property. This means you will need to have a down payment (or equity) of at least 30% (some will go up to 80%). 2. HIGH RATES & LOTS OF FEES. Hard Money Lenders are not your local neighborhood bank. They really aren’t looking to help you get into a home; rather they are looking for a strong return on their investment. Currently, you will pay somewhere in the 12% range for an interest rate and at least 4 points in additional closing cost. (A point is 1% of the loan amount paid up front to ensure the investors minimum return on their money). 3. MAY NOT BE REPORTED TO CREDIT BUREAUS. Your loan will most likely not be reported to the credit bureaus which means paying it will not help restore your credit in a traditional sense. If you end up with a hard money loan for a mortgage, I recommend keeping copies of your cancelled checks (not money orders) for your records. Some subprime lenders may accept this as evidence of timely payment and may refinance you after 6 to 12 months of on time payments. 4. POTENTIAL FOR FORECLOSURE OR REPOSSESSION. Unlike banks, who don’t like to foreclose on properties, a hard money lender makes money by foreclosing on properties with delinquent payments. Their large down payments ensure that they will not lose money, so do not use a hard money lender if you are not 100% sure you can make your payments on time. Of course, life changes happen - people get sick, lose jobs, and get divorced - all I am saying is do not go into a situation when you already know you cannot make the payments to a hard money lender. For clarification. A hard money loan is NOT the same a a sub prime loan. A sub prime loan is a loan made to someone with low credit scores, but usually above 500 and usually require less money down. Sub prime loans are made by institutions and can help borrowers restore their credit with on time payments and can often help a borrower that has had a bankruptcy, foreclosure, or other financial crisis. Sponsorship Marketing: A Framework For Evaluating Opportunity

Those who’ve focused on traditional advertising and publicity channels may be reluctant to delve into sponsorship activities or unsure how to find opportunities that fit. Evaluating teams, athletes, events and the benefits associated with sponsorship exposure can be cumbersome, particularly if you don’t have your requirements and guidelines clearly defined ahead of time. Effective use of sponsorship marketing requires careful consideration of qualitative and quantitative information. While pure exposure may be one of the benefits you’re looking for, the evaluation of your options should not be based solely on the numbers of impressions your brand will receive. The focus should instead be on the quality of those impressions. For example, a brand that claims to make your car go faster would obviously benefit from being associated with a top-performing motor sports team. Compare this to a sponsorship of the last place race team on the same circuit: The number of direct impressions is the same, but are you sending the same message? Evaluating sponsorship opportunities against defined guidelines and objectives helps you avoid sending mixed messages to your consumer and allows you to identify opportunities that reinforce your traditional brand messaging. The creation of internal sponsorship activity guidelines should consider the brand objective, budget and distribution constraints and the target audience. Objective. What is the primary objective of your overall marketing strategy? What are the weak areas of your brand and its image in the marketplace? Sponsorships can be used as tuck-in programs that address specific objectives under the umbrella of a larger marketing plan. Do you need to change or enhance your image with your existing customers? Are you trying to gain credibility with a new consumer group? Do you need to educate a particular consumer group about the benefits of your product? Perhaps you are launching a line extension or new brand and you need to let your existing customers know about it? Are you countering a competitor’s aggressive marketing? Sponsorship opportunities may last one day, a weekend, a year or indefinitely. The time frame appropriate for your brand will be defined by the objective. For example, pre-launch activities have a definite endpoint, while consumer relationship building is an ongoing process. Articulating specific objectives allows for more focused implementation and easier assessment of results. Budget. Define how much you can set aside early in the process. Budget considerations will greatly reduce the number of programs you’ll have to evaluate in detail. If, for example, you have only $100,000 to spend, sponsoring an entire men’s soccer team won’t be an option. Distribution. Is your product available locally, regionally, nationally or globally? Nationally televised events will cost more than local ones. It doesn’t make sense to pay for the opportunity to promote your product to a large audience when that audience can’t get your product. Further, sponsorship should not be an isolated marketing activity. It should support and be supported by traditional advertising and publicity efforts. There should be a very good reason why you would choose to create sponsorship exposure in areas that are not supported by your advertising. Audience. The identification of your objective will define the audience you need to reach. Most sponsorship pitches will provide you with a demographic analysis of the audience; compare this to your target. If you are seeking sponsorships but aren’t sure where to look, spend some time researching the types of activities the target audience enjoys. Consumers typically respond well to brands that they perceive as supportive and respectful of their lifestyle. Level of Involvement. Event, Series or Competitor? Once you have selected an activity, you may have the choice of sponsoring an event, series of events or a competitor who participates in that event. Each comes with its own advantages. Again, having a stated objective will help clarify the appropriate choice. Sponsoring an event or series of events usually generates more exposure, because your brand will likely be included in event advertising. You may also value the benefits of being associated with a high quality group of brands that jointly sponsor the activity. Event sponsors often receive additional features for their support, such as the ability to set up an on-site display. The cost of these additional features is built into the sponsorship investment. Make sure you will use these features or select another, more appropriate opportunity. It’s simply inefficient to pay for booth space when you don’t have the necessary resources or desire to set up a mobile marketing display. The decision to sponsor an event versus a series of events is generally based on your timeline, budget and manpower. There are also specific benefits (and risks) to sponsoring a competitor. The competitor sponsorship gives you access to a live personality and endorsement to use in your advertising. If the sponsored competitor is successful, you can piggy-back that success to associate your brand with winning qualities - performance, quality, durability, etc., as appropriate to the brand’s positioning. The risks of sponsoring a competitor are related to the target audience’s perception of that personality. If the competitor is not considered credible by the audience, the endorsement to your brand isn’t worth much. Volatile personalities can fall out of favor with their fans as quickly as they came in. A controversial personality may work for brands positioned as edgy and raw, but will probably weaken brands with more mainstream reputations. Basically, the personality you select to endorse your brand must be respectful of and consistent with the brand’s image. Otherwise, you will send mixed messages to the consumer. Every marketer feels the pressure of trying to increase the efficiency of the overall marketing investment. Sponsorship marketing provides another avenue to reach your consumer and sell your brand. By John Douglas Central to the science of agronomy is the topic of increasing crop yields and growing healthy plants that provide high nutritional value. While the debate will continue between organic and inorganic fertilizers one fact is clear. When it comes to feeding a hungry world inorganic fertilizers are unsurpassed in their ability to provide high levels of nutrients to plants in an efficient and economical manner. Understanding their differences helps us all to understand their appropriate uses. Plants fed a strict diet of organic fertilizers are not necessarily healthier to eat than plants fed conventional or manufactured fertilizers. The nutritional quality of food is controlled by the amount and proportional balance of the nutrients fed to the plant, not by the source of the nutrient. Fertilizers are made of organic or inorganic materials produced from natural or synthetic origins that are added to plant systems in order to supply one or more nutrients required for the plants healthy growth. Fertilizers produced from organic materials contain carbon and either one or more of the essential plant nutrients nitrogen, phosphorus and potassium. Animal manures, composts, sewage sludge and by-products from processed animal and vegetable materials are the most common organic fertilizers. On the other hand carbon is not normally a component in the basic chemical structure of inorganic fertilizers. Usually referred to as manufactured, commercial, synthetic or mineral, inorganic fertilizers are produced from the naturally occurring substances of nitrogen, phosphorus and potassium. Nitrogen (N), the most used nutrient in plants, comprises about 78% of the atmosphere. To produce nitrogen for fertilizers air is combined with methane from natural gas, and, under pressure and temperature, is converted to anhydrous ammonia which is the basis for most nitrogen fertilizers. The fossilized remains of marine life deposited in the earth is the primary source of phosphorus (P), the second most used of the primary plant macro-nutrients, N P and K. Its conversion to usable form by the plant mimics natural processes occurring in the soil. Evaporated oceans are the primary source of the salts from which potassium (K) is produced. The primary difference between organic and inorganic fertilizers is the nutrient content. Organic fertilizers contain small concentrations of plant nutrients which means they must be applied at high rates in order to provide the nutrient needs of plants. While it does contain nutrients, manures nutrient levels vary greatly from load to load. Nutrients in manure usually are not readily usable to the plants and are not properly balanced to provide all the nutrient needs the plant requires. Inorganic fertilizers on the other hand can be applied to the exact levels or nutrients required by the plants. Transportation costs for manure are relatively high because its nutrient content is relatively low so it is not economical for farm producers to move manure more than a few mile from the feedlot. Large amounts of organic fertilizers must be applied in order to meet the needs of the growing plants. A 50 pound bag of inorganic fertilizer is roughly equivalent to one ton of feedlot manure. In addition, applying excessive manure can create an environmental liability rather than a nutrient source. Without the use of inorganic fertilizers farmers could not produce enough food to feed the world. The use of fertilizers accounts for an estimated 30-50% of crop yields in the U.S. Higher yields are common in developing areas of the world through the use of inorganic fertilizers. Still, crops use and remove more nutrients from the soil than we return with fertilizers. It is a necessity to utilize inorganic fertilizers to replace the nutrients taken from the soil during crop growth. The use of inorganic fertilizers produces higher crop yields and higher yields mean more feed available for a hungry world. We all need to have access to healthy, nutritious foods. Do you find that you lose weight at first, only to gain it all back later, and maybe more when you stop dieting, or when you find yourself bingeing? Are you fed up with weight loss programs that don’t work? There is a good reason for that. You don’t lack willpower. You are not doing anything wrong. It is just that dieting doesnt work! Facts About Dieting * Dieting rarely works. 95% of all dieters who lose weight regain their lost weight and more within 1 to 5 years. * Dieting can lead to eating disorders. The obsession to be thin can lead to anorexia, bulimia, bingeing and compulsive exercising. * Dieting impacts your mental health and restricts your brainpower, leaving you mentally unfocused. * Dieting robs you of energy and slows your metabolism down. * Numerous studies link chronic dieting with feelings of depression, low self-esteem and increased stress. * Dieting increases compulsive eating. * You are fatter after a diet than before! Why Dieting Doesn’t Work Quick fix diets usually never give long lasting results. The reason is most of the weight loss is due to loss of water. When you restrict calories, your body interprets it as impending starvation. When the body is under stress of starvation, it hoards the fat and burns the muscles first. The weight lost comes from water and the break down of muscles - the places we don’t want to lose it from. So, the last thing you want to do is drastically cut calories. When you do, the body will start breaking down muscle protein to produce energy for vital body functions. The body will use muscle protein as fuel, before it starts burning fat, so you end up losing more muscle mass than fat during dieting. The body then uses large amounts of water to flush the broken down muscle tissue out. Thus you lose weight fast. No matter how much you drink, you can’t prevent this loss of water. The only way to get control of your water balance is to stop starving yourself. When dieting, the body starts saving energy by turning some functions off and running others at a slower pace. Fat is designed to provide the body with energy and protect it from starvation. If you go below 1000 calories a day, your body will slow your metabolism down to compensate. That is why weight loss slows down dramatically after a few days on a crash diet. And a slow metabolism is exactly the opposite of what you want to lose weight. Another reason that diets don’t work is bingeing. Bingeing doesn’t happen because of a lack of willpower. It is a direct result of dieting. As your body senses a restriction in calories, it goes on the alert for an impending threat to survival. As a result, it tells you to eat, which results in your bingeing on calorie and fat filled foods. The more successful you are at starving yourself, the more the body will increase it’s efforts to eat more foods. Eventually the body wins because survival is our strongest instinct. Bingeing is also a result of depriving yourself of something, which psychologically makes you obsessed with what you can’t have. After the Diet After the quick weight loss diet you go back to your normal eating pattern, and what happens? The body that has shut off functions in order to conserve energy is now, suddenly, fed. The cells in your body have an immediate response to the sudden abundance of food, and that is to keep on saving energy, storing up for the next famine. As your body saves energy, it also begins storing all the extra energy - as fat. So, you end up having lost fat burning lean muscle tissue and added more fat! That wasn’t your goal when you started your diet. In addition to building fat again, the body has no ketone-bodies to get rid of. Consequently, less water is secreted and your water balance is restored. As you replenish your emptied water stores you rapidly gain back the weight you lost. So, by building fat, and replenishing water, you will gain weight quickly the first few days after a diet. And each time you diet, you are teaching your body how to deal with starvation by hoarding fat, so each round of dieting increases your overall body fat! Freedom from Dieting So, how can you lose weight if dieting and restricting calories don’t work? There is no quick fix answer. Any healthy weight loss needs to come gradually. The goal is to give up dieting forever and get back in balance. Stop trying to lose weight. No more counting calories. Instead make a commitment to get healthier. When you get off the diet roller coaster, you will feel better, become healthier and lose the weight for good. When the body is well fed with healthy foods, it will shed the extra fat. It doesn’t have to store it anymore. And when you give the body the nutrients it needs to be healthy, you stop having all the cravings for less healthy foods. Enjoy the freedom from counting calories. You will find yourself moving slowly and safely to your perfect body weight, and you will feel better than you ever have before, lean and full of vitality, energy and health. This means developing some new healthy eating habits, as well as other health habits such as exercise. Try to avoid extremes, such as eating a high protein, low carbohydrate diet. There are many complications associated with unbalanced low carbohydrate diet regimens. At the other end of the spectrum, some diets are saying avoid protein and fats, but eat as much carbohydrates as you want. Too much of the wrong kind of carbohydrates, especially refined sugar and white refined flour will turn to fat in the body also. Most commercial breads, breakfast cereals, and prepared foods are loaded with empty, fast-release carbohydrates, causing levels of blood-sugar to rise, leading to obesity and hypoglycemia. All of the experts agree that unprocessed complex carbohydrates such as fruit and vegetables, whole grains, potatoes, and legumes are far superior to other forms of refined carbohydrates and should play a significant role in people’s eating habits. According to the American Heart Association, a healthy diet rich in fresh fruits and vegetables along with regular physical activity can help most people manage and maintain weight loss for both cardiovascular health and appearance. Losing weight and becoming healthier requires a lifestyle change, not a six week diet quick fix. By Ethan Berry Do you realize that God teaches us through Jesus Christs personal experiences how to have a fabulous, long lasting, and loving relationship? All we have to do is compare the personal experiences that we have with those of Jesus Christ and ask ourselves, What would Jesus do? The personal experiences we have with God in our life helps us learn and grow into love. After all, love is what makes and breaks relationships. 1 John Chapter 3 verse reads “11″: For this is the message that ye heard from the beginning, that we should love one another. We often have conversations with people we befriend or associates who deal with ethics: right and wrong or good and evil. People often categorize themselves with good or evil based on their belief system and the circumstances at that moment. Each person, depending on their belief system, has the ability to rationalize his or her actions or reactions based on the way they view the world at a specific time. Hence we have the moving target of right and wrong, good and evil and what is ethical. This is why it is necessary to have immutable laws, laws given by God, to give humans the truth to think and live by. I thought about how this affects us in our relationships and I discovered that Gods laws affect humans by giving us assurance of what is right and wrong and His Holy Spirit leads and guides us into righteousness and truth. However, it is up to us to receive what God has for us. We, as individuals, can choose to ignore Gods influence in our life. Those of us, who seek peace and love with others, would be well served to pay close attention to what Gods laws have taught us through the writings in the Bible and specifically the words of Jesus Christ. Because it is Gods laws that give us assurance in our relationships. What You Need The definition of Assurance is: Inspires confidence; guarantee or pledge; Free from doubt; Self Confidence; Presumption. We all need to understand the simple examples that God gives us in regards to establishing and maintaining relationships via Bible illustration in the old and New Testament teachings. We must keep in mind that there are many types of relationships: working relationships, dating relationships, husband and wife relationships, church relationships, spiritual relationships, lustful relationships, love relationships, etc. The Bible talks about all types of relationships and we need to understand what these relationships are for. For instance, God established the Church (we are the Church collectively; each person whom the Holy Spirit dwells in is part of the church. Some get this confused with the church building) to be his bride because he loves each and everyone person, whether or not, if they love Him. God is a jealous God. This is why he sent his Son, the bridegroom, Jesus Christ, to die on the cross for the sins of the world. Only through reading and studying the Bible, particularly the words of Jesus, will you get a full understanding of what you need from God. 2 Timothy Chapter 2 verse 15 says: “15″: Study to shew thyself approved unto God, a workman that needeth not to be ashamed, rightly dividing the word of truth. This becomes the assurance we have for our relationships. When You Need It Now that we know that Gods word gives us instruction and assurance in relationships, it is just as important that we understand Gods word, we need to know when we need to use it. Gods word is not something that you read and intellectualize. Gods word is truth and life. We need Gods word all of the time, in every situation, in every relationship, in every trial or tribulation, in every celebration and every occasion. John chapter 1, verse 17 states: “17″: For the law was given by Moses, but grace and truth came by Jesus Christ. Gods words are for every situation in our lives, all of the time. This assurance gives us the confidence we need to respond and act like Jesus Christ in every relationship that we have. Why You Need It We humans have a tendency get into relationships and rationalize whats right and wrong, good and evil based on how we feel at the moment, we need Gods word to help us find our way back to the truth. Have you ever noticed anyone who does something bad to someone and then tells him or her that they love them? Makes you wonder doesnt it? To do what is good, is synonymous with having love. 1 Peter Chapter 3 talks about the way people should act toward each other. “8″: Finally, be ye all of one mind, having compassion one of another, love as brethren, be pitiful, be courteous: “9″: Not rendering evil for evil, or railing for railing: but contrariwise blessing; knowing that ye are thereunto called, that ye should inherit a blessing. “10″: For he that will love life, and see good days, let him refrain his tongue from evil, and his lips that they speak no guile: “11″: Let him eschew evil, and do good; let him seek peace, and ensue it.As you can imagine, if we could take inventory of our own life, day by day, minute by minute, I dare say, daily each of us has fallen short of what Peter was saying. This is why you need Gods word and his holy spirit Colossians Chapter 2 verse 2 speaks of getting assurance of understanding and the knowledge of God and Jesus Christ. “2″: That their hearts might be comforted, being knit together in love, and unto all riches of the full assurance of understanding, to the acknowledgement of the mystery of God, and of the Father, and of Christ. To have assurance is to have wisdom and understanding that goes beyond trusting in the things that you can get from someone or give to someone. To have assurance you must get the mind of Jesus Christ to do the things of God. This is what gives us the faith to receive those things which we cannot see and believe with confidence that what God has for us, no one can take away. Faith Is Necessary To Have Assurance We need to have faith to believe in God and faith comes by reading and hearing the word of God. Romans Chapter 10 verse 17 states, “17″: So then faith cometh by hearing, and hearing by the word of God. After we hear Gods word through the Bible, we must read it for ourselves to be able to meditate on it and allow the spirit of God to minister to our spirit. Through the Holy Spirit we can gain assurance in God. Conclusion To have assurance in your relationship, learn about what Jesus Christ says about relationships and follow Him. I realize no small business owner has the intention of failing, but that’s just what many do every day when they launch their small business without a marketing plan. As a marketing coach and trainer, I see it constantly. People who are so excited about opening their own business. They’re working hard. They’re dedicated. They have a great productor service, and a small handful of clients who love them. But They’re Missing One Key Ingredient An ingredient that could very likely determine their success or failure. They don’t have a marketing plan. They’re out there “winging it” every day. Oh sure, they’re marketing. They’re doing a little bit of marketing over here, and a little more overthere. But what’s guiding that marketing? What are they trying to achieve? Of course they’re trying to get more clients or make more sales. But without a plan they’re typically just working toward short-term goals. Short-Term Goals Won’t Sustain Your Business Long-Term If they need more clients or sales this month so they can cover expenses, they focus on getting those immediate clients or sales. On the positive side, those with oily skin have skin that doesnt show the signs of aging as quickly as other skin types. So, when life gives you lemons, create lemon juice and water to apply on oily skin. Rinse with warm water. Oily skin can occur at different stages in your life; adolescence, pregnancy, and menopause. Hormones can play a role in oily skin. Oily skin is characterized by large pores, dullness, a grease-like appearance, and roughness. The sebaceous gland produces excess oil thus giving the skin the shine associated with oily skin. Washing the face several times a day can make the situation worse, causing the gland to produce even more oil. Choosing the right skin regimen and makeup for oily skin is not as difficult as it might seem. Identifying Your Skin Type It is important to know your skin type. Examine your face closely. Do you see large pores, flakes, or redness? Each can indicate a different skin type or be indicators of oily skin. Take a tissue to your face and blot. Did you absorb oil? If your self-examination reveals large pores and oil on the tissue, you could have oily skin. The redness can be from excessive washing or sensitive skin. I have combination skin. It is very oily with large pores in the t-zone and dry around my cheeks. If you are still unsure, consult a dermatologist or aesthetician. Taking Care of Oily Skin Caring for your skin now will provide benefits for the future. Your skin will thank you five years from now. Know how to take care of you skin, both inside and out. It is important to drink water so that the skin remains hydrated. Taking vitamins, especially vitamin B2 and B5 will also help your body. These vitamins can help the skin look more radiant and improve paleness. Products for Preparing Oily Skin for Makeup When cleansing, use an oil-based cleanser since it will help dissolve oil better. Do not use harsh cleaners that leave the skin feeling tight. This tightness will restrict oil flow and lead to clogged pores later. Also, massage the face when cleansing to avoid pushing dirt and oil into the pores. Scrubbing will clog the pores. Rinse with warm water to help dissolve oil. Use a mud or clay mask one or two times a week. Read labels. Look for products that are for oily skin. Avoid products that contain alcohol since alcohol dries the skin. Petroleum based products such as mineral oil contain too much oil and can further clog pores. Use astringents containing acetone. Acetone dissolves oil better. Moisturizers need to be oil-free. You may only need to moisturize certain areas such as around the eyes. Mature skin will need to moisturize the entire face. I find that applying cucumber juice before applying makeup helps my skins appearance. Witch-hazel will do the same. Both are excellent ways to create a more balanced ph for the skin. You may even want to spritz lavender water on your face several times a day. It is a good hydrator for oily skin as well as providing antiseptic properties. Makeup for Oily Skin Read labels. There are some items that should be avoided and some items that you should look for in makeup for oily skin. There are certain makeup companies that are known for their work in designing products for specific skin types. I recommend Clinique. It has a reputation for excellent care and products. I also like Jane Iredale Cosmetics. This is a mineral based line used by many dermatologists. Avoid 1. Avoid products containing oil from petroleum. This includes mineral oil. Use oil-free makeup or makeup that is intended to benefit oily skin. 2. Avoid makeup that contains alcohol. Alcohol will strip the skin of oil, which may cause the body to produce even more. 3. Look for ingredients such as bismuth oxychloride and dimenthicone. Both can clog pores and may cause blemishes. These are commonly found in foundation or powder based products. Beneficial 1. Find foundations that contain titanium dioxide, a naturally occurring sun protector. 2. Makeup for oily skin should contain serecite to reduce the appearance of pores and help absorb oil. 3. Kaolin clay added in foundation will help oil control. 4. Zinc oxide used in makeup will act as an anti-inflammatory. A makeup artist will use products designed for a customers skin type in order to promote healthy skin. It is equally important for the makeup artist to become familiar with products and ingredients for specific skin care.
